= 5x2 - (10 - 6)xy - 12y2

= 5x2 - 10xy + 6xy - 12y2

= (5x2 - 10xy) + (6xy - 12y2)

= 5x(x - 2y) + 6y(x - 2y)

= (x - 2y)(5x + 6y)

Hence,5x2 - 4xy - 12y2 = (x - 2y)(5x + 6y)
